Lease Release Agreement

Mike Solomonides has declared that he wishes to leave the lease associated with 286 John St, Rochester, NY 14623. In order to facilitate Mike's wishes, this document is being written.

First: Mike shall assume all financial responsibilities for his wishes until that time in which a suitable house mate can be found to assume said financial and other responsibilities associated with the lease or until 3/1/08, at which time, Mike is no longer bound. These include: rent, utilities, and security deposit. If after 3/1/08 Mike has not vacated the premises, he shall still be responsible for rent, utilities and other financial responsibilities for that month.
Second: Once a house mate is found, that individual will take on the financial responsibilities left behind by Mike. This includes rent and utilities (including reimbursement for the remainder of the trash utility) for the remainder of that month and remaining security deposit. Since at the time of payment Michael only submitted $320, that is the maximum amount of returned security deposit. The current house mates will do what they can to help facilitate this exchange, however they will not be held responsible for any losses.
Third: Mike shall assume all financial implications associated with the light fixture in the laundry room and the kitchen floor. He is additionally responsible for any damages to the room he occupied. Michael is responsible for making arrangements with Don Hamblin (Landlord) for payment. Additionally, if any of the damages exceed the amount of Mike's original security deposit, he will assume full financial responsibility for the remaining costs.
Fourth: This does not constitute an eviction by any means. This means that by signing this document, Mike will vacate the premises before the date of 4/1/08. Failure by Mike to do so makes this document null and void.
Fifth: Once Mike has vacated the premises, ALL key copies to the house and the room he occupied must be returned either to Don Hamblin, or to the remaining house mates.
Sixth: If any of this document is changed in part or in full, this document is deemed null and void.
Seventh: All three of the current house mates (Chris, Melody, and Veena) shall write Mike a reference for his next residence to facilitate his transition.
Eighth: After Mike's move out day, all of his mail will be made available for pickup and he will be notified.
Ninth: All grievances shall be forgiven and not discussed with future house mates and/or other individuals.
Tenth: Don will be responsible for reimbursing Mike for the Carbon Monoxide Detector currently located in the house.
Eleventh: If Don does not also sign this document, it is null and void.
